Some agreements need a party with no interest in the outcome who holds the funds or the documents until each side has done what it promised. That’s an escrow, and it’s what we do.

A depository with instructions

The parties agree in writing on what we hold, what has to happen, and what we release when it does. Then we hold it — funds, deeds, titles, releases, or all of the above — and follow the instructions provided.

Contractors and municipalities use us to hold retention until work is accepted. Buyers and sellers use us to hold documents until a balance is paid. Businesses use us to hold funds until a condition clears. The shape varies; the promise doesn’t: nothing moves until the agreement says it does.

Funds held between a contractor and a municipality or owner, released when the contract terms are certified complete.

Deeds, titles, or signed releases held until a balance is paid or a condition is met, then delivered as instructed.
